Work locations will consist of a 40 unit Community located at Christiansen Meadows - 611 Gary Scull Drive Harlan, IA 51537 The manager at this location will maintain the established high occupancy levels, recertify annual incomes for our senior residents and maintain property operations within an established budget.
Business communication skills related to expedient processing of applicant's income verification paperwork are essential.
Training is provided for Tax Credit Compliance, Fair Housing, and software applications used in the workplace although preference will be given to experienced applicants.
Coordinating move-in activities, vendors, and contractor activities related to daily operations and building a strong community will be the focus of daily operations.
This is a long-term employment opportunity, perfect for someone who enjoys working independently and possessing excellent communication and supervision skills.
Living on site is not required for this position.
The starting rate of pay for this position is $18.

cc) PROPERTY MANAGER JOB DESCRIPTION The principal functions of the Property Manager include:
A.
Maintaining Occupancy Advertise effectively.
Schedule showings and qualify applicants who meet income and age requirements for the community.
Develop resident goodwill and timely lease renewals.
B.
Collection of Rents, enforce Company collection policy, make bank deposits, and enter transactions into computer system.
C.
Physical Care of the Property Inspection of halls, laundry, storage areas, grounds, and building exterior for cleanliness or maintenance problems.
Inspection of vacant units for needed repairs, inspection of occupied units for preventative maintenance.
D.
Responding to Resident's Needs, following up with service requests, maintaining resident's goodwill.
Planning and implementation of resident events and activities fostering a sense of community.
E.
Purchasing of equipment, supplies, and services.
Supervising the prudent expenditure of money essential to operations and obtaining best bid while supervising quality control on contract work.
Enter all purchases into accounting system.
F.
Supervising staff and operations.
Selection, supervision and training.
Follow up to see that Company procedures and are followed.
Inspection of office files and maintenance shop to see that it is well organized.
Review of timecards and submittal of payroll weekly.
G.
Maintain goodwill with employees, residents and owners with adequate communication and record keeping.
